Investment Process Stages

Application

If you want to invest in Manisa Industrial Park, you can apply by submitting the application file to the MIP Regional Directorate after you complete the application.

Your application file should include a petition and investment application form, along with your project that you have prepared in accordance with the Industrial Parks legislation.

Assessment

If the documents in your application file are complete, your company’s application is evaluated by the Manisa Industrial Park Board of Directors.

If your application is positive, the Regional Directorate notifies your company of your application.

Land Allocation

If the transactions are started within 15 days from the delivery of the letter stating that the land allocation has been finalized, the “Land Allocation Agreement with Promise of Sale” is signed and the relevant company must make an option payment of 5% of the land allocation price. If the transactions are started within 30 days from the delivery of the letter stating that the land allocation is finalized, the “Land Allocation Agreement” is signed and 15% of the land allocation price for the installment payment plan of the relevant company and 95% of the land allocation price for the cash payment plan must be paid. Building License & Construction

The building licence is issued by the MIP Regional Directorate within 1 week after the submission of the application file.

The investing company must obtain a building license and start construction within 1 year from the date of signing the Land Allocation Agreement.

Production

Constructions, machinery and equipment are inspected on site by the technical teams of Manisa Industrial Park Regional Directorate. As a result of the control of the infrastructure connections, a “connection license” is issued by the Regional Directorate. Within 2 years from the date of receipt of the building license, it is necessary to obtain a “business and working license” and start production. “Business opening and working license” and “building occupancy license” are issued by the Regional Directorate within 1 week after the submission of the application file. You can contact the Regional Directorate Environment and Infrastructure Unit for detailed information on opening a business and working license, and the Regional Directorate Reconstruction, Construction and Facility Unit for detailed information on the occupancy license.

Infrastructure Services

In order for your company to benefit from infrastructure services, you must have obtained the “occupation licence” and signed the relevant usage agreements.

  • To the Regional Directorate Central Waste Water Treatment Plant for detailed information on waste water treatment.
